Each home build project will vary in timeline to complete, majority of our builds are completed within 10-11 months from time ground is broken. Typically plan on 1-2 month of pre-planning prior to breaking ground (plan/design, contracts, permitting, etc)
We do offer builder financing. However, for a client build and with upward trend of interest rate increases we recommend securing a one-time close construction loan. We can connect you with local lenders who have streamlined our process with competitive rates. Just ask!
One of our primary reasons for building homes in East Idaho was to redefine the "builder/spec grade" quality being built in the market. We call this place home and think this place deserves better! Whether you are buying a pre-built home from us or engaged from the beginning as a client build; the quality, practicality, design and finish work will be best in class.
We put a lot of thought in our homes, we don't think every nice thing should be considered a "change-order". Standard in all of our homes are;
Our philosophy is to build and price a home that is move-in ready. That means everything from a completely finished home (basement included), appliances and even a landscaping/fence package. Of course if we need to adjust any of the above to fit your circumstance we can, i.e. unfinished basement, no landscaping etc.)
Our homes range in square footage of 3,000 to 6,000. The price range is typically between $500,000 - $850,000. A number of variables go into pricing.
While many builders in the market have removed all client interactions from the building process, we believe it is your home and can make the finish design fit your style. Once a buyer has secured the home we will let them get involved with key design decisions from there on out.
We firmly believe not all homes are built equally. This can be challenging when comparing estimates/prices of other builders. Comparing options by just the per sq ft price can be challenging. Just ask and we can tell you the MDS Homes difference.
Absolutely. While we do own a number of lots (15-20 at any given time) ready to build on or with projects currently in the works, we can also build on a lot you own.
We work to offer flexibility to new client builds, typically though we are 5-6 months out on starting a new project.
In the pre-construction phase we work closely with the client to establish a base price for the build. Our goal is to keep it to that number. However, this is subject to change based on a potential client request to alter the project which results in a change-order. In addition, due to volatility in the building supply market, we build allowances for lumber packages and other large components of the home. If the volatilty increases the buyer is subject to a change order for the increase material price.
